Abstract: Capital markets as a means to mobilize funds from various sectors of society to carry out the investment . The main requirement desired by investors to be willing to channel funds through the capital market is a secure feeling to investment . The investors who will invest by buying shares in the capital market will analyze the condition of the company first so that its investments can provide a benefit ( return ) . Getting a return ( profit ) is the main objective of the trading activity of investors in the capital market. This study aims to analyze the influence between of Earning per Share ( EPS ) , Net Profit Margin ( NPM ), Debt to Equity Ratio ( DER ), and Price to Book Value ( PBV ) on stock returns of real estate and property companies listed on the Indonesian Stock Exchange year period 2008- 2012. Data obtained from the official website of the Indonesia Stock Exchange with a quarterly time period from January 2008 to December 2012 . The method used in this research is descriptive analytical method, to process and analyze the data collected, researchers performed calculations using the statistical method of multiple regression analysis, correlation, determination coefficients and hypothesis test with F test for simultaneous and t-test for partial. The results of the research showed that the variable EPS , NPM , DER , and PBV have no influence on stock returns simultaneously. results showed regression equation Y = 6.575 + 0.163X1 - 0.004X2 - 1.825X3 + 0.588X4 + e where the hypothesis test results show that the Fvalue < F table ( 0.597 < 3.06 ) . It means that H0 acceptable or in other words, four independent variables have no influence on stock returns simultaneously . Similarly with the test results in partial t test showed that there is no influence between EPS , NPM , DER , and PBV on stock returns. the results of each t test showed that tvalue < t table , EPS ( 0.693 ≤ 2.101 ) , NPM ( 0.381 ≤ 2.101 ) , DER ( -1.556 ≤ 2.101 ) , PBV ( -0.983 ≤ 2.101 ) it means that H0 of the four independent variables are acceptable or in other words each of four independent variables have no influence on stock returns. These results indicate that EPS , NPM , DER and PBV can not be used as a reference in determining the investment strategy for the investors to invest their shares in the real estate and property sub sector in particular to Lippo Karawaci Tbk, which belong to the group of 50 Biggest Market Capitalization in the capital market.
